Under regulations published in the Official Gazette on 6th October 2026, the Land Registry fees payable by non-citizens of the TRNC and the Republic of Turkey on the purchase of property have been temporarily reduced from 9% to 4% for first purchases, provided that the transfer of title takes place on or before 5th January 2027. The applicable rates for second and third purchases are 5.5% and 6% respectively, provided that the transfer of title takes place within the same period.
This reduced rate only applies to purchases where the 6% portion of the Land Registry fees has not already previously been paid at the time of the registration of the Contract of Sale. Where the 6% registration fee has already been paid, a further 3% is still payable upon transfer of title.
In addition, until 5th January 2027, no Land Registry fees are payable when registering a Contract of Sale at the Land Registry. Only the Stamp Duty, which is currently 0.5% of the price stated in the Contract of Sale, is payable.
For citizens of the Republic of Turkey, the Land Registry fees have been reduced from 6% to 4% for first purchases, provided that the transfer of title takes place on or before 5th January 2027. The applicable rates for subsequent purchases for citizens of the Republic of Turkey are as follows: 4% for second purchases, 5.5% for third and fourth purchases and 6% for fifth and sixth purchases, provided that the transfer of title takes place on or before 5th January 2027.
For TRNC citizens, the Land Registry transfer fees have been temporarily reduced from 6% to 3%, provided that the transfer of title takes place on or before 5th January 2027. The once-in-a-lifetime reduction on a residential property of up to 200m2 in size or land with an area of up to one donum or a commercial property of up to 100m2 in size has also been reduced from 3% to 2% on transfers taking place within the same period.
